DISCOUNT SERVICE FOR SELLERS.

Sellers can sell for 3% total Commission.

Or if you sell yourself, pay only 1%.

These days if you go to a full service broker you will pay on average 5%. As you may know, in every real estate transaction there is a “Listing Broker” and a “Cooperating Broker” or often called the “Buyer’s Broker”. The Listing Broker is the one who lists for you initially. The Listing Broker might conduct an open house or might not. The Listing Broker might also accompany a Buyer Broker with a client or might not. In many cases, the Listing Broker just lists the property and does no more. Typically a property is sold by another cooperating Broker and then the two brokers split the commission. In some cases the Listing Broker is also the cooperating Broker and thus collects a double commission.

My offer to you is to cut out the Listing Broker’s commission if you are willing to show people your property and save that half of the commission. So if another cooperating Broker comes with a buyer the total you will pay is 3% (2% to the cooperating Broker and 1% to me).

If I list your property, I allow you to sell on your own and save a lot. Other brokers will earn a full commission no matter who sells, even if you sell yourself. I do not believe in being paid for nothing. So if you sell yourself the only commission you would pay is 1% to me. And that would be your maximum cost.

A full service Listing Broker will run an open house from time to time. He will also meet other Buyer Brokers with their customers to show the property. If you are willing to show your home, then you can save a lot in commissions by NOT PAYING THE LISTING BROKER COMMISSION.

I allow you to run your own open house in a further effort to sell yourself and only pay a 1% commission.

I will list your property on MLS for free for an unlimited time. In that time I will make all changes and additions for no charge. Either one of us has the right to cancel our agreement at any time for any reason.

I will assist in communications between a prospective Buyer and you, the Seller. I will be a part of all negotiations. I will be in touch with other brokers, attorneys, appraisers, bank officers, etc. in order to facilitate a smooth transaction. I have extensive real estate knowledge and will be happy to coach you through the process.
